Lakewood Village Association, Inc., is a private, non-profit homeowners' association for a residential neighborhood. The neighborhood consists of 615 single family homes. The estimated population within the LVA is about @ 2,250. It lies within the city limits of Norwalk, Warren County, IA. Lakewood owns several properties (or Common Properties) around the neighborhood in addition to Lake Colchester. Lake Colchester is a private 170 acre recreational game fishing and boating lake. These properties include a beach area, a pontoon beach area, four parks, a playground, Gazebo and picnic shelters, a full size basketball court, two-net, professional sized volleyball courts, a fire pit and patio area, walking/bike trails, an island, camping areas, two cantilever fishing piers and five floating fishing docks, 60 dock floating marina, and a boat ramp. Additionally, there are numerous benches covering several acres of shoreline fishing spots. MEETINGS:
The Association conducts a minimum of one Annual Homeowners' Meeting. The meeting is typically held in January of each year. Notices are published. Occasionally, additional All-Homeowners' Meetings could be held.
The LVA Board, while required to hold only quarterly board meetings, typically has ten meetings annually, typically on the third Tuesday of each month at 6:30 pm; the meetings are held either virtually; at the LVA Office Building located at 8700 Sunset Drive; or at the Luana Savings Bank Meeting Room-North Entrance, Corner of Hwy 28 & Wakonda Drive. Depending upon need, additional, special, informational, or Executive Board Meetings may be required.
The LVA Board reserves the right to add, reschedule or cancel any meeting, based on such conditions as Declarations of Public Health Emergencies or any or all other conditions, notwithstanding.

The annual Homeowner's Association Fee is $225 for 2021. Association Dues are invoiced Annually on January 2; and are fully due and payable not later than 30 days later, or on January 31. Late fees of $25 will be assessed on Feb 1.
A seasonal rental for one of the 60 marina slips is $300. Non-residents of Lakewood may purchase a Non-Resident Membership which entitles to the same benefits of use of a resident member. The Non-Resident Membership User Fee is $525 annually.
